Question 1

Can foreigners buy property in Dubai?

Accepted Answer

Yes, foreigners can buy property in designated freehold areas in Dubai. These include popular locations such as Dubai Marina, Downtown Dubai, Palm Jumeirah, and many more. Ownership in these areas is absolute and comes with no time restrictions.

Question 2

What are the additional costs when buying a property?

Accepted Answer

Beyond the property price, buyers typically need to budget for the DLD (Dubai Land Department) transfer fee (4%), a property registration fee, agency commission (usually 2%), and NOC fees. If you're getting a mortgage, there will be mortgage registration and processing fees as well.

Question 3

How long does the property buying process take?

Accepted Answer

For cash buyers, the process can take anywhere from a few days to 2 weeks. For mortgage buyers, it typically takes between 4 to 8 weeks, depending on the bank's approval process and property valuation.

Question 4

Do I need to be a resident of the UAE to get a mortgage?

Accepted Answer

No, non-residents can also get a mortgage in the UAE, although the conditions might differ. Non-residents typically face a lower loan-to-value (LTV) ratio, usually up to 50-60%, compared to residents who can get up to 80-85% financing.

Question 5

Are there property taxes in Dubai?

Accepted Answer

One of the biggest advantages of buying property in Dubai is that there are no annual property taxes, capital gains taxes, or rental income taxes. However, owners must pay an annual service charge for the maintenance of communal areas in the building or community.
